Your HOA's cash earns something at the bank. Do you know who gets it?

Does your management company make extra money from your HOA's bank, the vendors it pays with your money, or fees you pay when a home is sold? HOA CLEAR™ asks the company to list that money, and who owns those businesses, on one page your board can see.

Boards can't negotiate what they can't see.

Free to anyone. No rating or review required.

WHAT IT IS

A disclosure check of your management company

HOA CLEAR™ checks what a management company discloses about one community, against a published Standard: who owns it, its insurance, banking, technology and other affiliates, the fees it collects from homeowners and buyers, and who covers your community when your manager is out.

A company that discloses all 10 required items, with documents that match, earns a dated Disclosure Verified certificate.

What it is not

An endorsement, an audit, a legal opinion, a rating, or a judgment that any arrangement is fair.

Every certificate says Disclosed, not endorsed. Your board and homeowners decide what the facts mean.

HOW IT WORKS

Homeowners ask the board. The board asks the management company.

  • A homeowner raises it. The free Request Kit gives you a short note and a question to bring to your board.

  • The company completes the review. It fills out the Disclosure Form and provides documents. HOA Super Intelligence™ reads and flags; a reviewer decides every item; a second person signs off.

  • Publication is opt-in. The certificate and a short summary appear only if the company and the board both agree.

  • The board asks its management company. The kit includes a resolution and a letter the board sends.

  • The board sees the full picture first. Before anything is published, it receives the relationship table: each relationship, how it is paid, and an annual range.

Requesting the kit or sending the letter does not start a review and does not verify anyone. Only a completed review under the HOA CLEAR™ Standard can lead to a certificate.

FOR HOMEOWNERS

Ask with your board, not against it

You don't need to rate or review anything to get the kit. It explains 10 simple questions and gives you a note and a meeting question for your board. Good times to ask: when dues go up, when there's a special assessment, or when you're buying or selling.

FOR BOARDS

One page before you renew

See how your manager and its affiliates are paid around your association. It documents your board's diligence and works like a routine annual disclosure. The kit has a ready-made resolution and letter. The management company orders and pays for its own review.

WHO SEES WHAT

Your board sees it first. Exact amounts are never published.

Your board

The full relationship table for your community, before publication, with annual ranges

Homeowners and the public

The certificate and the short summary, only if the company and the board both opt in

HOA Doctor only

Contracts, statements and other evidence, kept as verifier and never passed on

No one

Exact compensation amounts

A board that wants the underlying documents requests them from its management company under its own contract.

KEPT SEPARATE FROM RATINGS

HOA CLEAR™ is a separate product. Taking part, declining or holding a certificate has no effect on CTI™, Board Scores™ or PMC Scores™, and no subscription, sponsorship or advertising affects a review.

QUESTIONS

Is the kit really free?

Yes. Anyone can request it, with or without a rating or review.

Does requesting the kit verify my community or my manager?

No. Only a completed review under the HOA CLEAR™ Standard can lead to a certificate.

Who pays for a review?

The management company orders and pays for its own review. Homeowners never pay.

Will my name be shared?

No. We don't share kit requests with your board or management company, and we don't contact your management company because you asked.

Is this an audit?

No. HOA CLEAR™ checks disclosures. It does not detect fraud or judge whether an arrangement is fair.

HOA CLEAR™ is in pilot. Certificates state what was disclosed as of their issue date. They are not an endorsement, audit or guarantee, and should not be the sole basis for any decision. HOA CLEAR™ reviews use HOA Super Intelligence™ analysis, human reviewer sign-off and a company officer's attestation, under the published HOA CLEAR™ Standard.
